Title Asset Manager
Location: New York NY ONSITE
Salary: $100-150K plus bonus
As a Real Estate Asset Manager, you will play a key role in leading the day-to-day management of our real estate
portfolio as well as become a team player in our NY office organization. Working and Coordinating not only
between third party Property Management, Leasing Agents, Developers, and Tenants, but also Design &
Construction related teams on existing assets and new development assets.
The roll will require you to work closely with and support the Tokyo HQ’s team to optimize the financial
performance, operations, and strategy for a diverse range of properties. Also as our team is lean, we do not have a
dedicated administration staff. As a team player, we all contribute to general office duties and everyone’s proactive
roll in this field is also expected.
Property Performance Monitoring: Track and analyze key metrics such as occupancy, rental income, expenses, and capital expenditures.
Financial Reporting: Prepare monthly and annual reports including P&L, budget variance, and performance summaries.
Capital Expenditure Planning: Develop and manage capital expenditure plans in coordination with property management, identifying future investment needs and funding strategies.
Market Research & Analysis: Analyze market trends, rental rates, competitors, and benchmarks to support strategy and decision-making.
Lease Negotiation: Work with leasing agents and attorneys to close deals, set annual leasing targets, and structure lease agreements based on market insight.
Lease Administration: Manage lease agreements, track expirations and rent escalations, and analyze tenant rent offers and renewals.
Tenant Relations: Coordinate with property management to address tenant issues and maintain strong tenant satisfaction and retention.
Property Inspections: Support site inspections to assess property condition, maintenance needs, and potential risks.
Data & Record Management: Maintain accurate property, financial, and operational records and review documentation for completeness.
Project Coordination: Oversee capital improvement and renovation projects to ensure timelines, budgets, and ownership goals are met.
Communication & Relationships: Collaborate with Tokyo HQ, internal teams, property managers, and external partners while building strong business relationships.
Risk Assessment: Proactively identify and minimize operational and investment risks.
Engineering, Construction Management, or a related field.
Proficient in Microsoft Office Suite (Excel, Word, PowerPoint). Familiarity with real estate management software (e.g., Yardi, MRI, ARGUS) is a plus.
