Assistant Property Manager (Contract) – Commercial Industrial Portfolio

📍 Marietta, GA 30067 (Properties in Marietta & Norcross)

💲 Pay Rate: $31 – $36/hour (DOE)

🗓 1–2 Month Contract (Potential to Extend or Convert to Permanent)

We are seeking an experienced Assistant Property Manager (APM) to support a commercial industrial portfolio across Marietta and Norcross.

Responsibilities

Tenant & Vendor Relations

Serve as primary point of contact for tenants and vendors
Address tenant inquiries and conduct site visits as needed
Manage and track work orders through Facility Manager
Oversee preventative maintenance contracts (HVAC via Ravti/Building Engines)
Coordinate tenant move-ins/move-outs and required documentation
Maintain updated tenant/vendor contact lists
Show vacant spaces as needed

Financial & Reporting

Process, review, and approve invoices timely (via Yardi/RentCafe)
Ensure she and RPM (Ally) are CC’d on all invoices
Diagnose and resolve past-due invoices and tenant balances
Monitor rent collections and post payments in Yardi
Assist with annual budget preparation
Support monthly and quarterly management reporting
Collaborate on reconciliations and financial tracking

Compliance & Contracts

Review and execute vendor contracts
Track Certificates of Insurance (COIs)
Ensure vendor compliance with lease and safety requirements
Prepare and process lease documents and legal correspondence

Qualifications

3+ years of Commercial Real Estate experience required.
Bachelor’s degree preferred (or equivalent experience)
Strong working knowledge of Microsoft Office Suite
Yardi experience preferred
